30-Day Satisfaction Guarantee

We’re confident you’ll love your new home. But if you don’t, just notify us within 30 days of move-in, and you can break your lease. We’ll be sad to see you go, but we understand that sometimes plans change.

  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:

    - Amenity Fee: $75. Includes valet trash, access to package room, and use of amenity spaces.
    - Parking: $50 for an unreserved spot, $100 for a reserved spot.
    - Gas & Water: Based on usage and billed in addition to your monthly rent.
    - Electric: Based on usage. Residents will need to create accounts with Austin Energy.
    - Pet: If applicable, $30 per pet.
  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications. After you have finished your application, you will receive a confirmation email with preliminary approval.

    To make your approval final, the office team will need a copy of each occupant's photo identification and pay stubs or W2's to confirm income requirements. If you want to review the full requirements prior to applying, please contact the leasing office for a full breakdown.
  • I've been approved, what's next?

    Congratulations and thank you for choosing The Clark as your new home!

    Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in. Action items include:

    1. Electronically signing your lease
    2. Setting up your resident portal account
    3. Paying move-in fees and deposits
    4. Sending our team confirmation of your utilities accounts and renters insurance
    5. Setting up your move-in appointment

    We will stay in contact with you through this process and are available to answer any questions you may have to make your move-in as smooth and easy as possible.
  • My move-in date is coming up, what's the move-in process?

    Welcome Home to The Clark!

    Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. Additionally, we will set up a move-in appointment and elevator reservation, go over where to park your moving truck, and send over our move-in map to assist you.

    On your move-in date, we will provide you with a move-in packet containing need-to-know information. We will also hand over your keys, allowing you to begin the moving process seamlessly.
  • As a resident, where will I park? What about my guests?

    Thanks for your question!

    Residents may park in our parking garage on a first-come, first-serve basis in the unreserved spaces for $50 per month.

    We also offer reserved parking spots for $100 per month.

    Guests can park on the street or may request a visitor parking pass, subject to availability.
  • As a resident, how will I receive packages?

    We are delighted to announce that we now have a Luxer Package Room with round-the-clock access! All packages will be securely delivered and stored in this designated room. To access the package center and retrieve your items, each resident will be provided with a unique code.
  • What school district is The Clark in?

    Students at our community attend Austin ISD schools. Depending on their grade level, students will go to Matthews Elementary, O'Henry Middle, or Austin High School.
  • What's The Clarks' pet policy?

    We are a pet friendly community! Two pets are allowed per residence. Cats and dogs are welcome, but exotic animals are not permitted. We do not have weight limits, but some breeds are restricted, including Chow Chow, Doberman, German Shepherd, Pit Bull, American Bull, Terrier Bulldog, American Bulldog, American Staffordshire Terrier, Presa Canario and Rottweiler.

    All pets must be registered with the office and a pet addendum must be on file. Please contact the office if you have a service animal or an emotional support animal (ESA). All city ordinances also apply.

  • What are the costs associated with having a pet?

    We understand how important pets are to our residents, and the fees we charge help provide and maintain a pet-friendly community with amenities for these furry four-legged companions to enjoy. A non-refundable $400 pet fee and $30 monthly pet rent is required for each pet.
